Everyone has their own reason or reasons for selling their home. However, one thing is true in every case: the desire to maximize the return on your investments you've put into your home. Before you sell, there are lots of things you can do that will add value to your home, some more expensive or more complex than others. These things can include:

Renovating

Renovations can be something as simple as freshening up the walls with a coat of paint, updating your doorknobs,  and swapping dated light fixtures with more modern or contemporary styles.  Renovations can get as complex as installing a new kitchen, bathroom or hardwood floors.

Any renovation has the potential to add value to your home when you decide to sell; the question is, how much value does it add? Having an agent with experience is a great source of information on emerging market trends. We can assess the current value of your home and what its value could be after a potential reno job. Given the crazy costs of renovations that we're seeing here in the Spring of 2021, it just simply may not be worth it, but you never know until you ask.

Enhancing curb appeal

First impressions mean a lot, especially in a fast-moving market where we're seeing many buyers from off-island buying properties via Facetime. This is why when you put your home on the market you want it looking its very best as people pass through your neighbourhood. So, make sure the lawn is cut and raked. If there are some dead patches of grass, overseed or sod. Trim bushes and trees, even add a few brightly coloured flowers. Touch up any peeling paint around exterior windows and doors, stain the fence or deck, clean up your garage or shed and ensure that your home looks just as enticing at night by making sure it’s well lit

So, now you’re all ready to put that For Sale sign on your front lawn. What’s next? Find out in Part 2…
